Roof Treatment:
Manta Wash will apply a softwash solution to your entire roof surface. This shocks lichen, and starts killing mould. This prepares the service for a professional treatment. Next they apply our blended roof treatment. The solution penetrates the moss, lichen and mould at the cellular level - killing the bacteria at the root, not just blasting it off the surface.
This matters because:
- Water-blasting roofs strips coatings. Pressure washers chip the granular surface off concrete tiles, strip paint off Coloursteel, and force water under tile overlaps. Every roofer who's seen a water-blasted roof can name the damage on sight. Softwashing & treating is the only method endorsed by NZ roofing manufacturers for moss/lichen removal.
- It kills what's actually destroying your roof. Lichen isn't just unsightly - it has tendrils that physically dig into the surface. As it grows, it lifts and cracks the protective coating. Once the bacteria is gone, no new colonies form for 9-12 months minimum.
Please note: this is not an instant visual result. A roof treatment is a chemical application, not a pressure wash - we're killing the bacteria, not blasting it off. So on the day, your roof will look roughly the same as before. The visible cleaning happens gradually over the following 4-8 weeks as normal rain washes the dead lichen, moss and mould away. By 8-12 weeks the roof looks dramatically cleaner. By 12 weeks it's typically at its best. This is the right method - water-blasting for instant results

Gutter Clean:Manta Wash physically clear every gutter run of leaves, twigs, moss build-up and debris. They flush each downpipe to verify clear flow. They check for any cracks, separations, or fixings that need attention and flag them to you.
Why it matters more than most people realise:
- Blocked gutters wreck fascia boards. Wet debris sits against the wood, doesn't dry out, and rots the fascia from the inside. In 2-3 years you're looking at $3,000-8,000 in fascia replacement. A $200 gutter clean prevents it.
- Overflowing gutters push water into your walls. When a gutter overflows in heavy rain, water tracks back along the soffit and into the wall cavity. Our wet climate means this is happening every single rain event in a blocked gutter. Mould in the wall cavity is invisible until it's serious.
- Downpipe blockages flood foundations. A blocked downpipe can mean thousands of litres of roof water dumping directly against the foundation slab every storm. Cracks, damp basements, garden flooding - all preventable.
- Insurance impact. Many house insurers now require evidence of regular gutter maintenance for water-damage claims. A receipt every 12 months is your protection. Especially important if you are a landlord for tenanted properties.

House Wash:
Full softwash of every exterior wall surface - weatherboards, plaster, brick, eaves, soffits, fascia, joinery, garage doors, gutters from the outside, downpipes. They clean to the bottom of the cladding and around all windows.
Same softwash chemistry as the roof - gentle on paint, sealants and rubber seals.
Why it matters:
- Mould and lichen on walls don't just look bad - they damage the surface. On weatherboards: spores get into the timber grain and accelerate paint failure. On plaster: lichen tendrils crack the render coat and let water in. On brick: organic acid from the moss etches the mortar joints.
- A washed house lasts 2-3 years longer between repaints. Paint manufacturers will tell you this directly - surface contamination is the #1 cause of premature paint failure. Wash annually and your paint job gives you full life.
- Health matters too. Mould spores around windows and eaves get sucked into your house through ventilation. If anyone in the family has asthma or allergies, an annually-washed exterior makes a measurable difference to indoor air quality.
- Curb appeal = property value. Realtor data: a clean exterior adds 3-5% to perceived property value. If you're not selling, it still matters when neighbours, guests, family pull into the driveway.
- South-facing walls especially. They get less sun, stay damp longer, grow the most mould. The "shady side of the house" is doing the most work - and showing it.
Frequency: Once every 12-18 months keeps it sharp. Coastal properties benefit from twice a year.
